Where it started.
What it becomes.

Local Home Buyers USA was a real estate operating business with a real transaction record. The data problems it ran into are why PropData exists.

Its next role is homeowner intelligence powered by PropData: know your home’s numbers, then compare your options with source-labelled public-record data. Routine direct purchases and wholesaling are behind us. Selective novation partnerships are still reviewed case by case, where legally permissible and operationally supportable, never as an automatic offer.

The repositioning of localhomebuyersusa.com is underway in October 2026. Past transactions remain part of the record; they are not a description of today’s service.

02 / How I build

The same rules,
on both sides.

Property or sports, the habits don’t change. They came from building systems I had to trust myself.

  1. 01

    Source-native

    Preserve what the underlying system actually means: its identifiers, its rules, its edge cases. Don’t flatten it into something that only looks consistent.

  2. 02

    Evidence before inference

    Know where a value came from, and when, before building anything clever on top of it. Intelligence is only as honest as the layer underneath.

  3. 03

    Fail closed

    Unknown stays unknown. A truthful null beats fake precision, and a model with nothing to say should say nothing.

  4. 04

    Ship the whole loop

    Data → infrastructure → product → customer feedback → better infrastructure. I stay close to every step, because that’s where the real problems show up.

Expanding U.S. property depth county by county, keeping indexed records separate from verified county coverage, while continuing source-native international coverage.

Turning sports data into a real developer platform.

PropSports now spans nine sports. Golf joined the core API in October; next is deeper history and event-level detail sport by sport.

Building evidence-first intelligence products.

An unconventional
path. A practical
way of building.

I came to technology through business, real estate, and a need to solve the problems in front of me. I learned technology by building systems I actually needed.

Local Home Buyers

It started with Local Home Buyers LLC. Operating publicly as Local Home Buyers USA, I was building a real estate business with real transactions, and constantly running into fragmented property data, disconnected systems and tools that weren’t designed for how we actually worked.

AI + code

Used AI to learn software development by building what the business needed. The first real system was an instant-offer calculator for our own deals: pull the property data, run the valuation math, compare cash and novation terms.

From operator to infrastructure

I started building the software and data infrastructure we needed ourselves. Those systems eventually became bigger than the original operating problem. That evolution became PropTechUSA.ai. Today the same company operates as Local Home Buyers LLC d/b/a PropTechUSA.ai.

Built a source-aware property data layer designed for software, AI, and enterprise systems.

Expanded country by country without flattening away local property systems.

Applied the same discipline to sports: live state, history and markets as infrastructure.

AI-assisted operations

Run it as a small, AI-assisted operation that I direct: I decide what gets built, AI agents help write and test the code, and every change passes review, a release gate and a rollback plan on its way to production.

Full circle

Local Home Buyers USA is becoming homeowner intelligence powered by PropData: the business that started it, now running on what it led to.

PropTechUSA didn’t start as a data company. It started as a real estate company trying to solve its own problems.

I’m a self-taught developer with a GED and a background in sales and real estate. AI helped me learn to code. Building and operating the systems taught me what it takes to make them useful.

The turning point was practical. I wanted instant offers I could trust on our own deals, so I built the calculator myself. It was only as good as the property data underneath it, and fixing that data, source by source and county by county, is the problem that became PropData.

AI-assisted development, for me, is a human-directed engineering process. I set the requirements and the acceptance tests, AI helps write and check the code, and nothing ships without review, a production gate and a way back. When something turns out wrong, the evidence says so and I correct it.

Today that covers property and sports, and I still stay close to the entire loop: source data, code, infrastructure, product decisions and customer conversations. That proximity is a feature.

The principle is simple: know where the information comes from, be clear about what it can do, and keep building.

Writing is how I think through what I’m building: AI-assisted software development, entrepreneurship, property and data infrastructure, and the harder questions about AI cognition and philosophy.
